Once we receive instructions to sell:
- Sales particulars are drafted which will describe the property and its attributes, including a detailed account of the accommodation, photographs and floorplans. Prior to distribution, a copy will be submitted to you for your approval. An Energy Performance Certificate (required by law to market a property) can be arranged by us should you wish.
- Professional quality photographs are used to show the property in its best light. These are incorporated within internet advertising, A3 booklet sales particulars, and displays for both our Bollington and Poynton office windows.
- An accurate floor plan is prepared.
- Viewing arrangements can be tailored to suit your needs. These can be accompanied by us if required - both in and out of office hours.
- Sales particulars are distributed to people registered on our extensive mailing list database, and email alerts to those registered with internet portal sites
- Arrangements are made for the erection of a 'For Sale' board (if required).
- Marketing on the Internet is arranged on our own web site, and also through a number of portal sites, including OnTheMarket and Rightmove etc. to give maximum coverage.
Whilst the property is on the market:
- Sales particulars are available to those visiting both our offices. They can also be e-mailed or posted out to those making enquiries by telephone and e-mail.
- Links with local employers keep us in touch with relocation schemes so that the relevant details can be distributed to employees moving into the area.
- A point is made of making follow up calls to viewers to seek their opinion. Through feedback and discussion with yourself this can be a helpful tool in achieving an earlier sale.
- Full promotion is continued and every effort is made throughout the time that the property is on the market to agree a sale at the right price and at the earliest opportunity.
Once a buyer has been found:
- We will act during negotiations to obtain the best possible price in your favour. This is an important process that is often overlooked. Strong negotiating on your behalf can gain clients a significant financial return. This is something that budget online agencies are very unlikely to focus on and any gains on fees can be easily lost.
- Once a sale is agreed we will notify in writing all parties concerned including your solicitor. Should you wish we would be happy to arrange for a solicitor to act on your behalf (we do not earn any referral fees from this).
- Throughout the sale transaction we will keep you informed of progress and chase things along where necessary.
- Once a completion date is reached we will arrange for keys to be handed over etc.
All these services are provided with the intention of making your sale as smooth, quick and beneficial to you as possible.
